Coldstream House
RODA was engaged to design alterations and additions to an early 1940s two-storey residence, with the brief focused on creating a master bedroom suite with an ensuite and walk-in robe that captured available ocean views.
The design sought to retain the traditional form of the existing house, particularly the roofline. Positioned above an existing ground-floor living space, the addition replaces the original Marseilles-tiled roof with a new lightweight standing seam “prism” containing the bedroom and robe. The intent was a cohesive outcome with a clear distinction between old and new, avoiding pastiche. Contemporary bay windows, frameless flush-mounted glazing, an integrated gutter, and slimline white face brick create a transition from the original masonry to the lightweight addition.
A north-easterly outlook informed the placement of openings to maximise daylight, winter sun, and ocean breezes. Vertical operable louvres and projecting bay windows control summer sun while allowing winter sun deep into the interior. Large sliding and highlight privacy windows also support natural cross ventilation.
